After battling baddies on screen, Shah Rukh Khan is busy fighting a property broker these days. The broker, Anees Ahmed, claims the star owes him Rs 3.82 lakh after he brokered a deal for an office for Khan at Khar.
Khan, on the other hand, claims three years after the deal Ahmed hasn''t completed the formalities for transfer of the office to his name, which is why he''s holding back Anees'' money.
In 2000, Anees claims he brokered the deal for a Rs 1.91 crore property in Anand Vihar Cooperative Society at Khar (W). Khan bought the ground-plus-four-floors building (800 sq ft each floor), Deep-Van 1, which is in the Anand Vihar complex, from brothers Deepak and Pavan Joshi.
Ahmed says he was to get Rs 3.82 lakh from Khan - as per the practice of getting two per cent commission from the buyer. This, claims Ahmed, is as "per the Estate Agents'' Association''s rules".
Now, claims Ahmed, "Despite several rounds of Khan''s office, he has not paid the money. Khan''s secretary Sushma Chitnis (the deal was done when Khan''s former secretary Anwar Khan was alive) is not even allowing me to meet him."
Ahmed also says that he helped Khan facilitate a change in the property''s status from residential to commercial, in which Khan had to pay the society Rs 10 lakh.
"Now I can''t wait anymore. I have decided to go on dharna in front of Khan''s office," says Ahmed.
Khan, meanwhile, is livid with Ahmed''s claims. "What is he talking about? Despite the deal being struck three years ago, he hasn''t got the transfer papers cleared. Let him first clear my papers, only then will I pay him. Even now I don''t need his help. I''m tired of waiting and I''m getting the papers done on my own. I''m in touch with society officebearers. Despite all this, I''ll pay Ahmed his dues and clear the society''s payment after the paperwork is done. It is ridiculous for Ahmed to charge me without doing any work," Khan says. He says he regrets having ever dealt with Ahmed.
Chitnis comes down heavily on Ahmed too. "Ahmed had promised Khan that he would get the office property transferred to his name, which he has failed to do. How can he claim money without finishing the promised work?" she asks. "Khan is busy shooting and Ahmed has taken advantage of Khan''s trusting nature."
